Hey Everyone,

Kyle Odell is staying in 610 Aqua Beachside Resort and he sent me some pictures of the water there. He called me today saying he originally considered canceling but decided he wanted his vacation anyway and he is glad he came. He says the water is clear and the beaches are beautiful and that the media is hyping this up to be worse than what is actually making it to the shore right now.

So, without further blabbing, here are the pictures;

Choosing A Panama City Beach Condo Rental Thats Right For You

We manage 25 condos on Panama City Beach and we don’t have any vacancy for the entire month of June and are quickly booking up for the month of July. If you haven’t booked your Panama City Beach Condo Rental for your vacation this Summer, time is running out and the best Panama City Beach Condos are getting booked daily.

When choosing your Panama City Beach condo rental, there are 5 things you should take into consideration;

  1. Size
  2. Location
  3. Amenities
  4. Suitability
  5. Price

Lets start by examining the first one on our list, Size. Size does matter when it comes to your comfort and how well you enjoy your vacation. Pay attention to the number of bedrooms, if there is a bunk area, and if the unit features a sleeper sofa. Typically, a 3 bedroom condo sleeps 8 comfortably. It will sleep 2 persons in each bedroom, plus 2 persons on the sleeper sofa. Several Panama City Beach condo complexes will actually monitor how many people you are cramming into a condo and if you have too many, you are in violation of their rules and could face eviction or fines. Know the difference between a bunk room and a bunk area. A bunk room is just like a bedroom with a set of bunk beds except that it doesn’t have a closet so technically, it is not a bedroom. A bunk area is typically an alcove in a hallway with built in bunks and offers less privacy for the persons sleeping in the room.

Location is important too. Panama City Beach is divided into 3 areas, East end, West end, and Central. The East end is the older more established end of the beach and is the closest to St Andrews State Park and includes Thomas Drive condominium complexes. The West end is the newest end of the beach with newer condo complexes and closest to Frank Brown Park and Pier Park, the new shopping, dining, entertainment area of Panama City Beach and as a result, is the most sought after area of the beach. Central area is close to Wal-Mart, Ripleys Believe It or Not Museum, Dirty Dicks, and quick access to Middle Beach Road. Choose an area of the beach closest to where you plan to spend the most of your time away from the beach.

Amenities could mean anything from heated pools, hot tubs, covered parking, fitness centers, sauna, pool side snack bar, kids activities, etc. Make sure to ask about the amenities you and your family are interested in. It could mean the difference between Yawn and Awesome.

Suitability is determining if the location and general atmosphere is right for you. Some condominium complexes have more of a relaxed party reputation than others and may not be suitable for families traveling with small children. Some condominiums cater to Christian groups and may not be the place for you to get your party on. Make sure to ask your rental group if the Panama City Beach condo rental is right for your group.

Last but not least is PRICE. How much do you are willing to spend on your vacation will have a big impact on your Panama City Beach condo rental. Making offers for less than the asking price is an acceptable practice, but don’t insult the owner when doing so. A ridiculously low offer will turn a condo owner off quicker than Martha Stewart lying on dirty sheets. Keep your offer withing about 10% to 20% less than the asking price and you may find that owners will be more likely to try to work with you. Remember that Panama City Beach condos range from $300K and up and most owners who have purchased them didn’t buy them so you could stay there for free. Make your offer legitimate and it will be a win-win situation. Also know that the price shown may not include tax, departure cleaning fees, or any type of refundable security/damage deposit. Make sure to ask about additional costs so you don’t get sticker shock. Most owners only advertise the weekly/daily rates with the understanding that tax, etc, will be added to the final tally.

Beach Towels and Amenities Packages

BEACH TOWELS
As we move forward into our season, it has come to our attention that previous guests have either lost or simply taken beach towels that we were providing to be used in the condos that we managed. One of the key factors to ensuring that we could provide beach towels for our guests was to count on our guests to account for, launder and store the beach towels they used for the next guest. As this has not been the case and replacing beach towels for 25 condos on a recurring basis is cost prohibitive, we will no longer be providing beach towels to our guests effective immediately. The beach towels that are in certain condos will remain there and will not be replaced as they disappear.

AMENITIES BAGS
Our housekeeping groups (third party) are not staffed and do not have the facilities to store and deliver the amenities packages (koozies, beach bag) and once those supplies run out (we understand that we are out now), we will not be continuing to provide the free amenities bags. Your condo will be stocked with the usual TP, paper towels, dish soap, etc. We will no longer be providing the free beach bags or koozies.

We apologize for any inconvenience this may cause and ask you to pack accordingly for your trip.

Condos close to Pier Park and Frank Brown Park

Greetings from the beaches of Panama City Beach :) We often get requests for condos near Pier Park or condos near Frank Brown Park. A friend of mine provided me with a great aerial photo of Frank Brown Park and Pier Park with two great Panama City Beach condos in the background.

Hands down, the two beach frontĀ  condominium complexes that are the nicest and closest to Pier Park and Frank Brown Park are Aqua Beachside Resort and Calypso Resort and Towers.

People often ask which one is closer. Calypso is closer, but as you can see from this photo (click photo to enlarge), the difference is negligible. It takes me about 3 minutes at a slow walk to walk from Calypso Resort and Towers to the entrance of Pier Park, and it takes me about 5 minutes from Aqua Beachside Resort.

From our front door at Aqua to the front door at Target in the back end of Pier Park is about 1.5 miles. Either of the two condo complexes puts you within about a 1 mile walk of 20 or so restaurants, numerous shopping options, and entertainment options.

Panama City Beach Florida Oil Spill Vacation Refund Policy with Blue Sun Properties

As you all know, the oil spill disaster has the potential to impact us all this year. We are already receiving calls from concerned booked guests who are asking our policy about cancellations and refunds. As a result, I wanted to make you all aware of our policy concerning the oil spill disaster.

Refunds:
If Federal, State, or Local authorities close the beach due to an oil spill landfall, we will issue full refunds to any vacationer that has booked a condo through Blue Sun Properties.

If Federal, State, or Local authorities close the beach due to an oil spill landfall during your stay and you decide to leave before your scheduled departure date because of the oil, any unused portion of the rental will be returned.

Rescheduling:
We will give any concerned vacationer the opportunity to re-schedule their vacation to avoid the oil. This may result in moving a confirmed booking from one condo to another based on availability and situation and may also result in rate changes based on season.

Panama City Beach Listed in USATODAY’s Top five bargain destinations for spring 2010

Though it hasn’t moved an inch, Panama City Beach is about to seem a whole lot closer to most travelers. This spring, the Florida panhandle beach city will welcome not just a brand-new airport but service from low-cost giant Southwest.

The Northwest Florida Beaches International Airport is gearing up to open in May, and Southwest has announced daily service between Panama City Beach and Baltimore/Washington, Houston, Nashville, and Orlando starting May 23. Airfares start at $49 each way from Orlando, and $69 each way from the other cities. Delta will connect Panama City with Atlanta and Memphis.

Already known as an affordable beach destination, the major boost in accessibility will put this bargain vacation city within reach of more people. When you’re comparing prices on accommodations, be sure to check vacation rentals in addition to traditional hotel and resort options.
